Basement finishing built around Draper’s terrain

Draper runs from flat ground along the Jordan River up to the SunCrest ridge, a few thousand feet higher. A basement near the historic core is a different project than one on a hillside lot in Corner Canyon or Traverse Ridge. At Utah Basement Builders, we plan for those differences from the first walkthrough.

Why Draper homeowners choose Utah Basement Builders

Ryan and Brian have finished and remodeled basements for nearly 30 years, and Draper’s terrain is part of why that experience matters. A basement on a Traverse Ridge hillside lot calls for different judgment than one in the flatter, older part of the city.

No matter which part of Draper a project is in, the same owner bids the job and runs the crew, construction stays contained to the basement, and we pull and manage the permits for you.

We are so grateful we found Brian and Ryan! Finishing an unfinished basement can easily be overwhelming. However, Basement Builders completed the task in a timely manner with clear communication throughout the whole process. In addition, they gave us a competitive quote. The crew are great to work with, and happily adjusted plans when ideas came to mind along the way. We were comfortable having them in our home, and are very approachable. If an item needed fixing or adjusting, they always resolved the issue swiftly; we are confident in contacting them following this experience if something needs to be fixed. We have no regrets using Basement Builders, and will use them in the future when we are ready for additional projects.

We had a great overall experience working with Utah Basement Builders! They gave us a competitive quote and, most impressively, stuck to that budget. Brian and Ryan’s crews worked efficiently, and we are very pleased with the quality of the finished work. There were some delay’s with working into subcontractor’s schedules, but the communication was great, and we felt like we always had a good idea of what was going on. We recommend them!

Brian and team finished our basement on time, despite the many additions and alterations along the way. My wife and I had a good initial gut feeling about Brian, and he followed through, impressing us the whole way to finish. Communication could not have been better, quality was great, prices were very fair. I highly recommend this company.

I needed my basement to be turned into a walkout apartment. It was a big ask. They took my vision and made it work. Literally everything I asked for was done. I was most impressed with the communication. They were quick to respond and asked me questions of what I wanted for the entire project. They stayed on budget which I know is a rare thing. I have worked with two others companies on home projects and have never been on budget. Their original quote was accurate and only changed if I made changes from the original agreement. Quality was beyond my expectations. I will absolutely work with them again. I would highly recommend them to anyone.

Brian & Ryan are fabulous to work with. Their quote was the most reasonable and their quality finishing my entire basement apartment was superb - everyone who visits talks about how high quality the work is, what nice craftsmanship. They were flexible and happy to work with me on a few new requests as we went along.

Frequently Asked Questions

Does a hillside lot in Draper need extra engineering for a basement?

Some do. Draper has dealt with documented hillside stability problems in the past, including issues serious enough that the city tightened its building requirements for slope construction. A basement on a Traverse Ridge or SunCrest lot may need a soils report or engineering review before work starts.

What differs between finishing a basement in Draper's historic core and the SunCrest or Corner Canyon hillside area?

Homes near the historic core, around 12400 South, tend to sit on flatter, more established lots with simpler basement layouts. Homes higher up in Corner Canyon or SunCrest are often larger custom builds, with the basement integrated into a broader design that centers on the slope and the view.

Does Draper's location across two counties affect basement permitting?

Most of Draper falls in Salt Lake County, though a small portion extends into Utah County. We pull permits with the county or city jurisdiction that actually covers the property, so it’s worth confirming which one applies before starting design work.

What lighting works best in a Draper basement?

It depends on the lot. A walkout basement on a hillside lot in Corner Canyon or SunCrest can bring in natural light through windows or a walkout door. In contrast, a below-grade basement near the historic core relies more on layered artificial lighting to avoid feeling closed in.

Can an older Draper home near the historic core still get a walkout basement added?

It depends on the lot’s grade. Some flatter lots near the historic core don’t have enough elevation change to support a true walkout, but a window well can still meet the same egress requirement.

Can HVAC be extended into a Draper basement?

Usually, yes. How straightforward it is depends on the home’s existing ductwork and where the furnace sits, which can vary more in Draper than in a city with more uniform lot elevations. We evaluate the mechanical system before recommending how to extend heating and cooling into the basement.

Should I finish my basement before selling a Draper home?

It can help, especially in a competitive market like Draper’s, where added square footage and a finished basement set a listing apart. The return depends on the finish quality and what similar homes nearby already offer, so it’s worth weighing against other updates before deciding.

Can you finish a basement for $10,000 in Draper?

Not for a typical basement. That budget might cover a single small room with basic finishes, but plumbing, electrical, and required work like egress windows usually push the total higher. We can help figure out where a smaller budget goes the furthest if a full finish isn’t yet realistic.

What time of year is best to start a basement project in Draper?

Timing matters more on a hillside lot than on a flat one. Excavation or window well work on a sloped lot is easier to schedule outside of the wettest months, since saturated soil complicates the work and the inspection. A flat-lot project has more flexibility year-round.
